Replacing things in your property like carpeting, paint, and HVAC systems can be expensive. However, as a property investor, you’re responsible for these things unless you can prove that a tenant caused damages to them. When you’re handling your wear and tear items, it’s helpful to know how many years your systems and appliances will be of use to you.

Today, we are sharing what our experience has been with things like paint, carpet, appliances, and major systems.

Carpet Replacement in Rental Homes

Plan on having the same carpet in your rental property for about seven years. The lifespan will depend on the carpet grade you choose and the amount of foot traffic that the carpet receives. We always recommend nylon carpet; it’s easier to repair and maintain than some of the other carpet fibers that are available. It’s always a good idea to clean your carpets professionally between residents when you’re not replacing the carpet. This will give it a healthy, vibrant look and help you maintain it for the longer term.

Rental Property Interior Paint

The paint we use on rental properties is usually good for three years. After a tenant moves out, you can expect to find small nail holes where pictures were hung or slight scuff marks where a piece of furniture was resting against the wall. Remember that these are wear and tear items; you cannot charge your resident for new paint when these things happen. Most landlords touch up the paint between residents, but make sure you’re providing a fresh, clean coat at least every three years.

Appliances in Your Rental Property

Appliances that you provide to residents are likely to include dishwashers, washing machines, clothes dryers, and perhaps even a refrigerator. These things often have a lifespan of between six and 10 years. The life expectancy will always depend on the type of appliance and the amount of use it gets from your residents. A dishwasher that’s used once a week will not need to be replaced as soon as a washing machine that’s used twice a day.

Clean and Dust those Window Blinds

Landlords will sometimes replace window blinds sooner than they need to. Many times, those blinds just need a good cleaning. Clean them thoroughly and routinely between residents, and you can usually extend their lifespan for several more years.

Water Heaters and HVAC Systems

Water Heaters and HVAC SystemsThe water heaters we use are usually replaced every eight years or so. Your HVAC unit, if it’s well-maintained, can last for up to 15 years before you need a replacement. Have your water heater and your heating and cooling system regularly inspected, serviced, and cleaned. When you’re willing to make this investment, you’ll get several more years of use out of them, and expensive repairs will be avoided.

When you’re choosing carpet, appliances, and window blinds for your rental property, remember that the life expectancy will always be higher with better items. You can save money by purchasing rental grade carpet, but you’ll have to replace it sooner. If you want a longer life expectancy, you’ll need to invest in a higher quality things.
