Sometimes, we pull out foods and substances like pasta noodles, rice, oatmeal, and even pits from avocados and fruits. Our maintenance crews are often fixing garbage disposals, so be prepared to give the kitchen sink your attention when you’re renting out property.
Plumbing and Heating & Cooling Systems
Your HVAC system is going to be one of the most expensive systems to replace, so you can expect to have a lot of maintenance work done on it. We also see a lot of water heater issues and plumbing requests. Get these systems inspected, cleaned, and serviced on a regular basis. It will save you money in the long run if you have a technician come out to look at your plumbing systems as well as your heating and cooling systems.
Clogged drains are also common. Work with your residents to avoid the minor repairs that can be more of a nuisance than a habitability issue. Make sure your residents know they need to change the air filters on a regular basis. Ask them to look under sinks and faucets for any small leaks, and to report those things immediately. Repairing and Replacing Appliances
Broken or malfunctioning appliances are also common. The age of the appliance can play a role in how your respond to maintenance needs. When your washer and dryer are 20 years old, it might make more sense to replace them instead of calling technician out to repair them every time they break. Upgrading to newer appliances can save you money on repairs and be more appealing to good residents. Consider replacing instead of repairing appliances if they are older or worn down.
Broken sprinklers are also common, and often need repair. Check your sprinklers between seasons to keep them working efficiently. Winterize your rental property, and check your irrigation systems regularly to ensure the sprinklers are not clogged or leaking.
